Extensions

I deal with extensions and improvements to existing houses  as much as I deal with new houses.

The service is flexible, but generally starts with a meeting to discuss the options, followed by an email from me to confirm our thoughts, to outline my suggested services and to give a fee proposal.

If the project progresses I would generally

  • Carry out measured survey
  • Draw up measured survey
  • Draw up sketch schemes, which evolve into Full Planning drawings
  • I would write a design and access statement (if required) and submit to the Local Authority.
  • Prepare Building Control and construction drawings

At that point the householder might deal with the rest of the work without further input from me.  He would either self-build, or approach a contractor for a quotation. Alternatively I can write a full specification, and invite competitive tenders, form a contract between householder and builder, and inspect the works on site

On this page are two 1960s houses (both in Warlingam) that have been extended as Regency and Tudor designs. Click the thumbnails for larger images
